In 2015, Five Wells Construction acquired a large, underutilized corporate campus with a single tenant using only a portion of the 250,000 square foot facility, with approximately 40 acres of additional undeveloped land. Following a complex land swap agreement, entitlement process, land subdivision, and site plan approvals, Five Wells created a multi-tenant, 550,000 square foot industrial park on 95 acres. In 2017, Five Wells Construction met with American Superconductor (AMSC) to discuss their current manufacturing and office requirements. AMSC was the property owner of 64 Jackson Road Devens, MA and was looking for a new efficient manufacturing headquarters and facility due to changes in their manufacturing process.

Five Wells Identified a former food manufacturing facility that was being vacated. Working with AMSC and the local government, Five Wells renovated and relocated AMSC to its new state-of-the-art home at 114 East Main Street Ayer, MA.

As part of the transaction, Five Wells purchased 64 Jackson Road. After the relocation of AMSC, Five Wells renovated 64 Jackson Road for an existing tenant of the Five Wells portfolio.

Originally built in the early 1800’s the former US Steel manufacturing facility is located at the intersection of Route 146 interchange and the Massachusetts Turnpike. Five Wells Construction began the redevelopment of the 32-acre site in 2015 and in early 2017 delivered a brand new 630,000 square foot, high bay, rail served distribution warehouse. The project was designed to attract local, regional and national distribution logistic companies looking to serve New England. Now it’s home to Imperial Distributors, one of the country’s leading non-food distributors to supermarkets. 150 Blackstone allowed Imperial to consolidate their three locations and bring their headquarters back to Worcester where they were originally founded in 1939. The remaining warehouse space is leased to an international wine distributor utilizing daily rail service from the West Coast.
